Mortgages and Financing

If financing is required to purchase it is recommended that you obtain a mortgage pre-approval at the beginning of the buying process to confirm your borrowing power.

Searching for a Home

I will assist you throughout the search process, presenting listings and helping to narrow down your selection.

After your property criteria is determined I will set up a custom search so you are automatically notified via email when a property meeting your criteria becomes available and I will be in touch to discuss options. Also, you can browse online to get a feel for the market and the various complexes and neighbourhoods.

When properties you are interesting in become available we will organize a viewing and while we are together it is a great opportunity to discuss current market trends.

Offer and Negotiation

After selecting a property you will need to submit an offer and Contract of Purchase and Sale.

Submitting an Offer

Once you find the perfect property it is time to submit an offer. I will walk you through the Contact of Purchase and Sale so you have a clear understanding of what you are signing.

Next Steps

Together we will determine the best offer price, the necessary conditions to protect your interests, and I will assist you through review of municipal and strata documents and the organization of a home inspection and appraisal.

Closing Activities

Following an accepted offer there are some final things to go through before taking possession of your home.

Accepted Offer

At this stage we have a firm deal and everyone is getting excited about finally taking possession. It is time for you to meet with your lawyer to complete the sale and to start organizing items like insurance, utilities, property management etc.

Moving In

On the day you take possession, we will meet to exchange keys, parking passes, etc and to make sure everything is perfect for you to move in.

Hear From My Clients

My experience with Shannon Marler was better than I could have imagined. As a first time homebuyer who lives on the other side of the country from my main support system (family and friends to advise with) and single, I was really going into this process alone. IT WAS SCARY. Shannon came at recommendation from other buyers in town and my realtor, and they were all right. Shannon was friendly, time sensitive, educated and thorough. She was able to be flexible with my schedule but also ensuring that meetings and moves were made when they needed to ensure I found the right lender for my mortgage.

Shannon walked me through the lending process and updated me constantly as things progressed. She was able to get me a mortgage that is manageable for my income with a lender that I am extremely happy with.

Shannon is also very personable so she made me feel that no question was off the table to ask and that she was available for an email, chat, or meeting when I needed one. You can tell that Shannon genuinely cares about her clients and enjoys her job as a lifestyle, not just a means of income. Thank you so much Shannon for all of your hard work and help to get me owning my FIRST HOME!
