If financing is required to purchase it is recommended that you obtain a mortgage pre-approval at the beginning of the buying process to confirm your borrowing power.

Purchase Costs

Purchase costs such as legal fees, taxes, inspections, and other costs you may incur.

Searching for a Home

I will assist you throughout the search process, presenting listings and helping to narrow down your selection.

Search

After your property criteria is determined I will set up a custom search so you are automatically notified via email when a property meeting your criteria becomes available and I will be in touch to discuss options. Also, you can browse online to get a feel for the market and the various complexes and neighbourhoods.

Viewing

When properties you are interesting in become available we will organize a viewing and while we are together it is a great opportunity to discuss current market trends.

Offer and Negotiation

After selecting a property you will need to submit an offer and Contract of Purchase and Sale.

Submitting an Offer

Once you find the perfect property it is time to submit an offer. I will walk you through the Contact of Purchase and Sale so you have a clear understanding of what you are signing.

Next Steps

Together we will determine the best offer price, the necessary conditions to protect your interests, and I will assist you through review of municipal and strata documents and the organization of a home inspection and appraisal.

Closing Activities

Following an accepted offer there are some final things to go through before taking possession of your home.

Accepted Offer

At this stage we have a firm deal and everyone is getting excited about finally taking possession. It is time for you to meet with your lawyer to complete the sale and to start organizing items like insurance, utilities, property management etc.

Moving In

On the day you take possession, we will meet to exchange keys, parking passes, etc and to make sure everything is perfect for you to move in.
